1. About These Terms
These Terms & Conditions govern your use of the Goldline International Limited website and, where applicable, the provision of services by Goldline International Limited (“Goldline”, “we”, “us” or “our”).
By accessing our website or engaging our services, you agree to comply with these Terms & Conditions.
Where a separate written agreement, management agreement, tenancy agreement or other contract has been entered into between Goldline and a client, the terms of that agreement will apply to the relevant services.
2. About Goldline
GOLDLINE INTERNATIONAL LIMITED

Goldline provides property and asset management services for private landlords, investors, international property owners and private clients.
Our services may include property management, tenancy management, property inspections, rent collection, property improvements, maintenance coordination and private client services.
3. Our Services
The specific services provided to each client will depend on the services agreed between Goldline and the client.
Services may include:
Property management
Lettings and tenancy management
Tenant communication
Rent collection
Property inspections
Maintenance coordination
Contractor management
Property improvements
Refurbishment coordination
Property preparation
Vacant property management
Emergency assistance
Private client services
Household and lifestyle support
Not every service will be available to every client or property.
4. Service Agreements
Before services commence, Goldline may require the client to enter into a written management agreement or other applicable agreement.
That agreement may set out:

Management fees
Handling charges
Client responsibilities
Payment arrangements
Authority to act on the client’s behalf
Maintenance arrangements
Reporting arrangements
Termination provisions
Other service-specific terms
Where there is a conflict between these website Terms & Conditions and a signed client agreement, the signed agreement will generally govern the relevant service.
5. Property Management
Goldline may coordinate the day-to-day management of a property on behalf of the client.
This may include coordinating tenants, contractors, inspections, maintenance, property administration and other agreed requirements.
Goldline will act within the authority granted to it by the client and the terms of the applicable management agreement.
6. Tenancy Management
Where tenancy management is provided, Goldline may coordinate aspects of the tenancy lifecycle including:
Property preparation
Marketing and enquiries
Viewings
Tenant referencing and appropriate checks
Tenancy documentation
Deposit arrangements
Check-in and inventory coordination
Rent collection
Tenant communication
Tenancy renewals
Check-out
End-of-tenancy inspections
Deposit and dilapidation administration
Preparation for the next tenancy
The precise scope of services will depend on the client’s agreement with Goldline.
7. Maintenance & Contractors
Where maintenance is required, Goldline may assess the requirement and coordinate appropriately qualified and insured contractors or specialists.
Depending on the nature and urgency of the work, Goldline may coordinate:
Plumbing
Electrical work
Heating and boilers
Carpentry
Decorating
Cleaning
General repairs
Emergency maintenance
Refurbishment
Property preparation
Goldline does not necessarily carry out the specialist work itself. Contractors may be independent third-party service providers.
8. Emergency Maintenance
Where an urgent issue arises, Goldline may take reasonable steps to protect the property and coordinate appropriate assistance.
In an emergency, it may not always be possible to obtain multiple quotations or obtain prior approval before action is required.
Where the client has authorised Goldline to act in such circumstances, reasonable costs may be incurred on the client’s behalf in accordance with the applicable management agreement.
9. Property Improvements & Refurbishment
Where Goldline coordinates property improvements or refurbishment works, the scope, costs, contractor arrangements and client approvals will be agreed as appropriate.
Goldline may coordinate contractors, materials, access and project requirements but does not guarantee the performance of an independent third-party contractor.
10. Rent Collection
Where rent collection is included within the agreed service, Goldline may collect and record rent received on behalf of the client.
Goldline may also account for agreed property expenditure and management charges before calculating the resulting balance payable to the client.
Funds will be handled and transferred in accordance with the applicable client agreement and relevant legal requirements.
11. Monthly Reporting
Where included within the agreed service, clients may receive a monthly property statement showing relevant information such as:
Rent received
Other receipts
Property expenses
Agreed management fees
Applicable handling charges
Balance payable
Clients are responsible for reviewing statements and notifying Goldline promptly if they believe any information is incorrect.
12. Maintenance Handling Charges
Where Goldline arranges maintenance, materials or labour on behalf of a client, an agreed handling charge may apply.
Unless otherwise agreed in writing, Goldline’s stated handling charge is:
15% of relevant material and labour costs
This is subject to the terms of the individual client’s management agreement.
Any applicable charge will be identified within the relevant reporting or invoice.
13. Client Responsibilities
Clients are responsible for providing accurate and up-to-date information and for cooperating with Goldline where reasonably required.
Clients must:
Provide accurate property information.
Provide relevant access arrangements.
Provide appropriate authority for Goldline to act.
Make agreed payments when due.
Provide necessary approvals within a reasonable timeframe.
Inform Goldline of material changes affecting the property or service.
Comply with applicable laws and obligations relating to their property.
Delays caused by missing information, approvals or access may affect the delivery of services.
14. Contractors & Third-Party Services
Goldline may use independent contractors, specialists and third-party service providers where appropriate.
Goldline will endeavour to coordinate appropriately qualified and insured specialists, but third-party services remain subject to the contractor’s own terms, availability, qualifications and insurance arrangements.
Goldline cannot guarantee the availability or performance of any particular third-party provider.
15. Private Client Services
Private Client Services may include additional property, household, lifestyle, security-support or other bespoke requirements.
The availability and scope of such services will be agreed individually with the client.
Third-party services arranged on behalf of a client may be subject to additional costs and separate terms.
16. Website Content
We aim to ensure that information published on this website is accurate and up to date.
However, website content is provided for general information and may change without notice.
Descriptions of services do not necessarily constitute an offer or guarantee that a particular service will be available to every client.
17. Website Availability

20. Force Majeure
Goldline will not be responsible for delays or failures caused by circumstances beyond our reasonable control.
Such circumstances may include:
Natural disasters
Severe weather
Government action
Utility failures
Transport disruption
Major technical failures
Industrial disputes
Public emergencies
Other events outside our reasonable control
We will take reasonable steps to minimise the impact where possible.
21. Confidentiality
Goldline understands that property and private client services may involve sensitive personal, financial, household and property information.
We will handle confidential information in accordance with applicable legal obligations and any confidentiality arrangements agreed with the client.
22. Privacy
Our handling of personal information is explained in our Privacy Policy.
By using our website or engaging with our services, you acknowledge that personal information may be processed in accordance with that policy.
23. Payments
Where payment is required for services, payment terms will be set out in the applicable client agreement, invoice or booking arrangement.
Failure to make payment when due may result in services being suspended or other action being taken in accordance with the relevant agreement.
24. Cancellation & Termination
Cancellation and termination arrangements will depend on the service being provided and the terms of the applicable client agreement.
Where a client agreement specifies a notice period, fees or other termination requirements, those provisions will apply.

Complaints should include sufficient information for us to identify the relevant property, service or issue.

27. Governing Law
These Terms & Conditions shall be governed by and interpreted in accordance with the laws of England and Wales, unless otherwise specified in a separate written agreement.
